Title Source USA, as a Florida Title Insurance Company can provide escrow services for your purchase and sale of Florida Real Estate. An escrow is an arrangement in which a disinterested third party, called an escrow holder, holds legal documents and funds on behalf of a buyer, seller, and/or lender and distributes them according to the buyer's, seller's and/or lender's instructions.

By serving as this intermediary third party, Title Source USA serves as an Escrow Agent provides Escrow Services for:

Buyer’s Good Faith deposit (or “down payment”):
We’ll be happy to serve as an escrow agent for your purchase deposits. Have a deposit of a Contract for Sale and Purchase, but can’t get to our office right away? We’ll be glad to send our courier over for pickup!!

Repair Funds:
Not all repairs can be made prior to closing. This is the reality of the real estate & closing business. As part of a Florida Real Estate transaction, Title Source USA will prepare a written escrow agreement for post closing repairs.

Pre/Post Occupancy Funds:
Sometimes one of the parties in a transaction either needs to occupy the property pursuant to pre-closing agreement or post-closing agreement. Title Source USA can serve as an intermediary for security deposits in these arrangements.

Security Deposits:
Any other instances where amounts are necessary to be held until all conditions of a real estate transaction have been fulfilled and satisfied.

There are two important reasons for selecting an established, Florida Title Insurance Company as your Escrow Agent:

One is that real estate transactions require a tremendous amount of technical experience and knowledge to handle the process smoothly.
The other is that the escrow holder will be responsible for safeguarding and properly distributing the funds upon completion of all terms of the escrow agreement.
